Tax credit & buying with almost no deposit
Luxembourg actively supports first-time buyers. Thanks to the Bëllegen Akt tax credit and 100% financing from local banks, buying your main home is accessible — often without a large personal deposit.
Bëllegen Akt — up to €40,000 per person
The tax credit on registration and transcription duties covers up to €40,000 per buyer, i.e. €80,000 for a couple. On most primary residences, it wipes out nearly all notary registration fees.
Practically no personal deposit
Luxembourg banks often finance 100% of the purchase price for a primary residence. Combined with the tax credit, your out-of-pocket cost shrinks to the residual notary fees — far from the usual 20% rule of thumb.
