All elements of the Website and Application (texts, images, databases, software, logos, etc.) are the property of the Owner or third parties holding rights.

Any reproduction, modification, or distribution is prohibited unless expressly authorized or legally permitted.

The Owner does not guarantee the continuity or accuracy of the contents and disclaims any liability for:

• Interruptions, technical errors, or network overloads.
• Viruses or harmful programs.
• Content and services provided by third parties via the Website or Application.

Any contractual or non-contractual relationship with advertisers or other third parties is exclusively between the User and such third parties. The Owner is not liable for any damages resulting from such relationships.

Search and display of listings is automated. The Owner accepts no responsibility regarding the quality, accuracy, or veracity of results.

• Contact forms (name, email, phone, message): answering your request and commercial follow-up.
• Viewing requests and offers: arranging viewings and handling offers.
• Online valuation (property details, contact details): producing the requested valuation.
• Technical data (IP address, server logs, browsing data): security and proper operation of the Website.

No solely automated decision producing legal effects is taken, and no advertising profiling is performed.

• Consent (Art. 6(1)(a) GDPR): non-essential cookies and marketing.
• Pre-contractual steps / contract (b): requests, viewings, offers, mandates.
• Legal obligation (c): accounting and anti-money-laundering duties.
• Legitimate interest (f): website security and fraud prevention.

Your data is accessible to authorised staff and to our processors acting on our instructions: our hosting provider, our real-estate management software (CRM) and associated listing service, our transactional email provider and, where required, notaries, banks and authorities. Data is never sold or rented. Any transfer outside the EEA relies on the European Commission's standard contractual clauses.

• Contact requests without follow-up: 3 years from the last exchange.
• Unsuccessful viewing requests and offers: 3 years.
• Valuations: 3 years.
• Clients and completed files: 10 years (legal and accounting duties).
• Technical logs: 12 months maximum.

Under Articles 15 to 22 GDPR, you have the right to:

• Access your data.
• Rectify inaccurate data.
• Erasure ("right to be forgotten").
• Restriction of processing.
• Data portability.
• Object to processing based on legitimate interest.
• Withdraw your consent at any time.

The Owner has implemented appropriate measures to guarantee the confidentiality and integrity of personal data.

• Strictly necessary (session, language preference, consent record): required for the Website to work, stored for up to 12 months. Legal basis: legitimate interest.
• Analytics: aggregated usage statistics, stored for a maximum of 13 months. Legal basis: consent.
• Marketing: disabled by default, only with your consent.

The Owner reserves the right to modify the Website, Application, content, services, and Terms at any time.

These Terms are governed by Luxembourg law. In the event of a dispute, only the courts of Luxembourg shall have jurisdiction.
